Our promise, in writing
You know what it is worth before anything is sold.
Within a day of the walkthrough you have a written proposal: every piece, what it should sell for, and our share. It is yours to keep whether you hire us or not.

OUR PROMISE, IN WRITING
Every dollar above the estimate.
Yours.
Our share is based on the proposal number. We take no commission on the difference.
Nothing up front.
We earn a share when a piece sells.
Agreed in writing.
Your proposal. Your price floors.
Protection you can see.
Ask us for the insurance certificate.
Your things stay home.
Until the buyer has paid.
The complete promise and insurance details
Within a day of the walkthrough you have a written proposal: every piece, what it should sell for, and our share. It is yours to keep whether you hire us or not.
Every dollar above the number in your proposal is yours, all of it. Our share is worked out on the proposal number and nothing else, so if we estimate a chest at $200 and it brings $2,000, we take our share of the $200 and the whole $1,800 goes to you. We take no commission on the difference.
It is your house and they are your things, so the final call on any price is yours. Ask us to open higher than we estimated and we will. If it sells there, you keep every dollar of the gap.
It applies to both services, consignment and estate sales.
We carry $1,000,000 of commercial general liability insurance through National Specialty Insurance Company, with customer property protection. Ask for the certificate and we send it before we set foot in the house, and you can be named as an additional insured on request.
Nothing up front. We are paid a share of what sells. If a piece does not sell, we are not paid for it.
What it costs
Nothing up front. A share of what sells.
| Estimated value of the contents | Our share |
|---|---|
| Under $5,000 | 50% |
| $5,000 to $19,999 | 40% |
| $20,000 and above | 35% |
An introductory 35% rate is available with a short written or video testimonial about your honest experience. Positive feedback is not required. Google and other review-site reviews do not qualify. Your agreement sets the conditions.
Special cases are quoted on their own. An unusually valuable estate gets quoted below the table. So does one holding fine art or real jewelry. A house that is exceptionally full, or well outside our area, may carry a minimum. Either way you get the number before anything starts.
In-home consignment
Minimum. Photo review first. Full service visits generally start with a $1,500 appraised collection and five pieces over $150.*
Paid. Local buyers pay you at the door, first, and we invoice our share on Friday. When a piece sells online, the marketplace pays us and your share goes out on the first Friday after cleared funds arrive, by check or to the bank you link in your portal. Itemized either way.
*It depends on what you have. One signed print can clear it on its own. Send a photo and we tell you within a day.
Estate sales
Minimum. About $5,000 of sellable contents to staff a sale weekend.*
Paid. One itemized statement and your payment within ten business days of the sale closing.
*It depends on what is in the house. Below that we tell you honestly and point you at the better route. Usually consignment for the good pieces.
